  • Keeping your home updated is such an important thing to do when you are selling. Your siding and outside appearance is the first thing you see when driving up . . . it makes the first impression which is very important. Of course, painting can change a room with minimal cost and minimal time. Love the list. . . love the blog. Looking forward to your next one.

  • Great article Shar! I have hired Shar for several of my listings and she has really helped in the sale of those homes. In this market, buyers only want homes in move in condition and Shar is great at working with home sellers without offending anyone.

  • I see you list adding a deck, wonder what you think about a patio instead? Tend to last longer and need less maintenance than decks. Have you noticed a difference in peoples perceptions?

  • A patio is great, which is at ground level.In MN it will last longer than a wood product and require much less maintenance. Pavers or flagstone for a paito will have more give for frost heave so is better than concrete which will crack, especially if it is on the north side of the house. However, with any kind of elevation a deck would be needed.On either choice, remember the rule on size and the cost. Don’t do it if you are moving any time soon as you will not get the return on your investment.
